Four in 10 buyers still waiting for ‘sign’ despite rising confidence

More than half of prospective homebuyers say they are ready to purchase in 2026 but a significant proportion remain on the sidelines due to uncertainty and confusion over affordability.

Research from Mortgage Advice Bureau shows that 52% of aspiring buyers feel ready to enter the market this year, yet 41% are still waiting for a “sign” before committing.
The findings point to a growing disconnect between confidence and action, with 75% of respondents saying they feel positive about their mortgage options, but many delaying decisions at the final stage.

Affordability concerns remain a key barrier, with 45% citing high property prices and 44% struggling to save for a deposit, despite improving conditions in parts of the market.

AFFORDABILITY MISCONCEPTIONS

Ben Thompson (main picture, inset), Director of Home Moving Strategy at Mortgage Advice Bureau, says: “First time buyers today are more resilient, prepared and motivated than ever before, but too many are still held back by uncertainty and misconceptions about affordability.

“Over the past year, we’ve seen real changes in affordability, supported by regulatory developments, evolving lending criteria and alternative routes to the ladder – giving buyers more options than ever before, but not always the confidence to act.

“Speaking to a mortgage adviser can help bridge that gap, giving buyers a clear view of what they can afford, what they can borrow and the support available to them. With the right advice, what feels out of reach can quickly become achievable.”

KNOWLEDGE GAP

The data also highlights a knowledge gap, with 31% of respondents admitting they do not fully understand the homebuying process, suggesting that lack of guidance is as much a barrier as financial constraints.

Despite this hesitation, demand fundamentals remain strong. Nearly half (47%) of buyers cited stability and security as their main motivation, while 37% are focused on long-term wealth creation, underlining continued appetite for homeownership.
