The Guild of Property Professionals is hosting a dedicated webinar to help member agents prepare for the second phase of the Renters’ Rights Act.
Further provisions are expected to be introduced later this year, including the gradual regional rollout of a new private rented sector database.
The Guild says agents must understand the forthcoming requirements so they can remain compliant and provide accurate guidance to landlord clients.
Phase Two is expected to involve fewer immediate operational changes than the first stage, but will introduce additional responsibilities as the Government develops the regulatory infrastructure supporting the reforms.
DATABASE ROLLOUT APPROACHES
The first phase came into force on 1 May and introduced some of the most significant changes to the private rented sector in decades.
These included replacing assured shorthold tenancies with assured periodic tenancies carrying no fixed end date, abolishing Section 21 “no-fault” evictions and implementing reformed grounds for possession.
The webinar will be held on today (Thursday 30 July) and led by Paul Offley, compliance officer at The Guild of Property Professionals.
It will provide an update on the anticipated Phase Two measures, explain how agents should prepare and address questions about the continuing implementation of Phase One.
Offley says: “While Phase Two may not require the same level of operational change as the first phase, understanding what’s coming and preparing clients accordingly will be key.
