A 140-year-old former brewery in Thessaloniki, Greece, is to be transformed into a major mixed-use development including 95 homes under a masterplan by Foster + Partners.
Developer DIMAND is redeveloping the historic FIX Brewery at the western entrance to the Greek city, combining restored industrial buildings with new residential, hotel, retail and cultural space.
Greece Sotheby’s International Realty has now been appointed to market FIX Residences to domestic and international buyers.
The 95 private homes will be housed in a new nine-storey building extending to approximately 19,800 sq m and including 134 dedicated parking spaces. Completion of the wider development is scheduled for late 2029.
INDUSTRIAL REGENERATION
Three historic buildings within the former brewery complex will be restored and repurposed, while two new bioclimatic buildings will be constructed alongside them.
Foster + Partners’ design uses brick façades, vaulted ceilings and industrial-style windows intended to reference the architecture of the original brewery.
The residential building will prioritise energy efficiency and environmental performance and is targeting LEED Gold certification.
Dimitris Andriopoulos, Chief Executive Officer of DIMAND Group, says: “FIX is a landmark closely connected to Thessaloniki’s industrial history and identity.
“Our ambition is to give this historic site a new life, respecting its character while creating a contemporary destination for the city.”
HOMES, HOTELS AND CULTURE
The wider scheme will include two hotel concepts operating under the Hilton Hotels & Resorts brand alongside restaurants, shops, wellness facilities and landscaped areas.
One of the restored buildings will also become home to MOMus – Museum of Modern Art and its Costakis Collection of Russian avant-garde art, alongside the Thessaloniki State Symphony Orchestra.
Foster + Partners says the development is designed to reconnect an important part of Thessaloniki’s industrial heritage with the wider city and establish “a new benchmark for sustainable mixed-use development”.
INTERNATIONAL BUYERS

Greece Sotheby’s International Realty will market the homes through the international Sotheby’s International Realty network.
Savvas Savvaidis, President and Chief Executive Officer of Greece Sotheby’s International Realty, says: “FIX Residences mark a historic moment in the regeneration of one of Thessaloniki’s most significant districts, shaped by the design of Foster + Partners.
“We look forward to presenting FIX Residences to buyers in Greece and around the world.”
