Private docks anchor Bahamas luxury listings

Two waterfront homes offering extensive private boating facilities have been brought to market through Bahamas Sotheby’s International Realty.

The properties, on Harbour Island and Great Guana Cay, illustrate how private dockage and deep-water access are becoming central selling points within the Bahamas’ luxury residential market.
The larger listing is Buttonwood Harbour Front Estate (main picture) on Harbour Island, Eleuthera, which has an asking price of $17.95m.

Set on approximately half an acre, the five-bedroom residence offers 142ft of harbour frontage and more than 2,600 sq ft of private dockage.

Buttonwood’s boating facilities include three boat lifts and deep-water access, allowing residents to travel directly from the property to neighbouring islands and anchorages.

The main residence contains three private suites and combines traditional island architecture with contemporary interiors.

Wraparound porches, tropical landscaping and pathways leading to the palm-fringed shoreline connect the house with its waterfront setting.

WATERFRONT DEMAND

The listings arrive amid continued international interest in prime Bahamian property, particularly homes offering direct access to the water.

Recent market commentary suggests buyers are becoming increasingly selective, with scarcity, shoreline quality, storm resilience and private boating infrastructure all influencing values.

Private docks can be especially significant in island markets where owners use boats for recreation and transport between communities, rather than viewing waterfront access as a purely aesthetic feature.

Bahamas Sotheby’s International Realty says the two homes provide bases from which owners can explore the wider archipelago while retaining the privacy and facilities of a high-end residence.
