Plans for a £350m regeneration scheme delivering more than 500 new homes alongside the restoration of Edgware’s historic Railway Hotel have been submitted.
Gracie Group has lodged planning and listed building consent applications with the London Borough of Barnet for the redevelopment of the Forumside site in north London.
The mixed-use proposals include 523 new homes, 244 co-living units, commercial and retail space and 6,500 sq metres of publicly accessible open space.
At the centre of the Studio Egret West-designed scheme is the Grade II-listed Railway Hotel, which has been vacant for almost two decades and on the Heritage at Risk register since 2013.
HERITAGE RESTORATION
Built in the early 1930s, the hotel has suffered further deterioration following major fires in 2016 and 2021.
Gracie Group proposes restoring the building and returning the ground floor to use as a pub and restaurant, with a cultural venue and flexible workspace on the upper floors.
The developer says restoration will form part of the first phase of the wider project.

523 NEW HOMES
The residential element will comprise 523 one, two and three-bedroom apartments alongside 244 co-living units on the brownfield site.

Plans also include Fairfield Park, providing landscaped areas and play space alongside new pedestrian connections towards Edgware Underground Station.
The development incorporates green roofs, renewable energy systems and urban greening, with its architecture drawing inspiration from Edgware’s Metro-land heritage.
