Street.co.uk agents 23% more likely to take listings to SSTC

Vendors using estate agents operating on Street.co.uk are 23% more likely to see their property reach sold subject to contract than those instructing competitor agents, according to new analysis from the platform.

Street.co.uk also reports that agents using its technology for at least two years have increased instruction volumes by an average of 24% compared with competing agencies.
The PropTech firm attributes the performance to a combination of streamlined workflows, automation, improved visibility across sales pipelines and consumer-facing technology.

The findings come as agents face the challenge of converting growing housing stock into transactions, increasing the importance of progressing existing instructions as well as winning new business.

CONVERTING INSTRUCTIONS

Street.co.uk says features allowing vendors to engage with agencies, book valuations and monitor transactions can help improve the customer journey, while automation can reduce administrative workloads for agents.

Heather Staff (main picture, inset), Co-CEO of Street Group, says: “Winning an instruction is clearly important, but ultimately an agent’s job is to turn that instruction into a successful sale. So seeing vendors who instruct Street.co.uk agents being 23% more likely to reach sold subject to contract status is particularly encouraging.

“Technology has a role to play at both ends of that journey. Modern, consumer-friendly features can make it easier for vendors to engage with an agency and book a valuation in the first place, while streamlined workflows, automation and greater pipeline visibility help agents maintain communication and keep transactions progressing once they’ve won that instruction.”

COMPETING FOR STOCK

Street.co.uk’s wider market analysis estimates there are 516,988 properties currently listed for sale across England, 1.5% more than in the second quarter of 2025.

The company argues that with more properties competing for buyers, agents need to focus on extracting greater value from each instruction and reducing the risk of transactions stalling.

Staff adds: “The fact that agents who have been using Street.co.uk for two years or more are also seeing instruction volumes increase by an average of 24% compared to competitors demonstrates the wider benefit that can come from getting the right technology embedded across a business.

“Ultimately, technology should give good agents more time to be good agents.”
