Nottingham agents carry Britain’s biggest rental workloads

Nottingham letting agencies are marketing more available rental properties per business than those in any other major British city, according to new analysis from Propoly.

The study examined rental listings advertised on Rightmove across 21 cities during July, comparing the estimated stock available with the number of active agencies.
Nottingham’s 98 agencies were handling an estimated 3,078 available properties, equivalent to 31.4 listings per agency. That was more than twice the 21-city average of 13.1.

Newcastle ranked second with 23.5 available properties per agency, followed by Aberdeen at 18.2, Birmingham at 17.2 and Leeds at 16.5.

STOCK SNAPSHOT

At the other end of the table, Newport recorded 6.8 listings per agency and Glasgow eight. Manchester was also below the combined average at 10 properties per agency.

London had comfortably the largest overall pool, with an estimated 33,473 available rental properties. However, these were spread across approximately 2,744 agencies, producing an average of 12.2 per business.

The figures provide a snapshot of advertised stock rather than each agency’s complete managed portfolio or transaction workload. A higher ratio could reflect stronger instructions, fewer competing agencies or properties taking longer to secure tenants.

Nevertheless, the results illustrate the substantially different operating pressures facing lettings businesses around Britain. Agencies carrying more available stock must process enquiries, arrange viewings and progress applications while maintaining service standards and regulatory compliance.

OPERATIONAL CHALLENGES

“For agencies handling a high number of available properties, efficiency becomes increasingly important. As workloads grow, having the right systems and processes in place can make a significant difference to how quickly properties are marketed, enquiries are managed and tenancies progress.

“Local market conditions, levels of competition and the volume of stock all influence how agencies operate, making it more important than ever that agents have technology that helps them adapt, streamline day-to-day operations and deliver a consistently high standard of service.”
