London price falls could hand buyers greater negotiating power

Falling prices at the top of London’s housing market could give buyers greater negotiating power as some wealthy owners reassess their ties to the UK, according to Moving Compared.

Prime London property values fell 3.1% in the year to June 2026, while prices in prime central London dropped by 4.9%, according to figures cited by the home-moving platform from Cluttons.
Moving Compared argues that softer pricing could create opportunities for established homeowners who have built substantial equity but previously found the jump to their next property too large.

It comes amid renewed debate about wealthy residents leaving Britain, although the scale of any wider exodus and its impact on housing supply remain uncertain.

PRIME PRICES FALL

The latest high-profile departure is billionaire hedge fund manager Chris Rokos, who reportedly plans to relocate to Greece.

Moving Compared says that if more internationally mobile owners decide to sell UK properties, some may be more motivated to negotiate on price.

Sellers moving overseas may also have no requirement for an onward UK purchase, potentially removing one link from a property chain.

The company argues that this combination could benefit buyers immediately below the very top of the market if weaker prices reduce the financial gap between their existing home and the property they want to purchase.

MOVING UP

Moving Compared says the opportunity for these households is less about increasing their borrowing and more about potentially needing to stretch less to secure a larger home or move into a more expensive area.

Any wider impact, however, would depend on wealthy owners actually putting their UK properties up for sale rather than simply changing their tax residence or spending more time overseas.

The company says softer conditions could then have consequences further down the market if existing homeowners are able to move up the property ladder and release their current homes for other buyers.

It also warns buyers not to treat a lower asking price as the only consideration when moving into a more expensive part of the market, with property condition, legal issues and potential repair costs remaining important factors when assessing whether a purchase represents good value.
