Letting agents are being urged to prepare for the next wave of Renters’ Rights Act requirements as the sector reaches six months since the legislation came into force.
Safeagent says agents have had to absorb a substantial amount of regulatory change since May, with attention now turning to further requirements including the new private rented sector database.
The accreditation body is bringing together legal specialists to examine the compliance issues emerging during the first six months of the new regime and the questions being raised by agents.
The PRS database – also known as the Register your rental property service – is due to be rolled out between late 2026 and 2027.

Safeagent says agents need to understand who must register, what information will be required and the respective obligations placed on landlords and their agents.
Civil penalties and compliance with the Housing Health and Safety Rating System will also become increasingly important as the new regulatory framework beds in.
The organisation says its dedicated Renters’ Rights Act Legal Helpline, operated by Henriques Griffiths Solicitors, has been dealing with agents’ questions about the legislation since its introduction.
Henriques Griffiths will use issues being raised through the helpline as part of a safeagent webinar for members on 4 November.
