A dedicated home gym could add more than £24,500 to the value of an average new-build property, according to research from UK Property Development.
The analysis estimates that a purpose-built gym or workout room can increase a home’s value by 6.8%. Applied to the average UK new-build price of £361,730, that represents an uplift of £24,598.
Wellness-focused garden rooms rank second, potentially adding 6.3%, or £22,789, as buyers place greater emphasis on flexible spaces supporting exercise, relaxation and home working.
High ceilings complete the top three, with an estimated 6% premium equivalent to £21,704.
WELLNESS SPACES LEAD THE RANKINGS
UK Property Development says underfloor heating could add 5%, or £18,087, while a dressing room or walk-in wardrobe may increase a new-build home’s value by 4.2%, equivalent to £15,193.
Solar panels follow closely behind with an estimated uplift of 4%, or £14,469, reflecting growing buyer interest in energy efficiency and lower household running costs.
Smaller but increasingly important additions include an electric vehicle charger, which could contribute £5,788, and high-speed internet connectivity, valued at an estimated £5,426.
An outdoor barbecue island or fire-pit area could add £4,341, while enhanced soundproofing may generate a £3,617 premium.
LIFESTYLE AND RUNNING COSTS MATTER

Lifestyle, flexibility, unique features, and long-term running costs are playing an increasingly important role in purchasing decisions, and the features that deliver are often the ones that add the greatest value.
“Dedicated wellness spaces such as home gyms and garden studios reflect changing living habits, while premium finishes like underfloor heating and high ceilings help create a sense of quality that buyers are willing to pay for.
“At the same time, practical additions such as solar panels, EV charging, and high-speed broadband are becoming less of a luxury and more of an expectation.
“As technology evolves and energy efficiency remains firmly in focus, developers who incorporate these features from the outset are likely to create homes that not only appeal to today’s buyers, but also hold their value well into the future.”
