Beachfront homes listed for sale in Great Britain carry an average asking price of almost £1.4m, according to analysis by LandSale.
The land and rural property portal found that the typical beachfront listing on its platform was marketed for £1.395m.
Compared with the average British house price of £273,594, that equates to a premium of approximately 410%.
However, the beachfront listings analysed also included substantial amounts of land, averaging 18.29 acres, meaning the price difference cannot be attributed solely to proximity to the sea.
BEACHFRONT PRICES TOP LAKEFRONT HOMES
LandSale compared beachfront listings with lakefront properties, which had an average asking price of £962,500.
Beachfront homes therefore commanded a 44.9% premium over properties beside lakes.
The amount of land included also varied considerably. Lakefront listings averaged 7.68 acres, compared with 18.29 acres for beachfront properties.
LandSale says the figures indicate continued demand for scarce coastal homes despite the readjustment experienced by some seaside property markets following rapid pandemic-era price growth.

Adam Morris, Founder of LandSale, says: “Britain has always been a nation that loves to be beside the seaside and, despite the wider adjustment seen across many coastal property markets following the pandemic boom, beachfront property remains a very different proposition to the average home.
“A price tag approaching £1.4m demonstrates just how much buyers are still prepared to pay for the right beachfront opportunity, particularly when these properties often combine substantial acreage with the scarcity and lifestyle appeal that comes with having the coast on your doorstep.
“It’s also interesting to see that beachfront property continues to command a considerable premium even when compared with lakefront homes, themselves a highly desirable form of waterside living.
“Of course, beachfront properties are incredibly varied and location, acreage and the property itself will all have an enormous influence on value.
“But at a time when Britain’s coastal housing markets have faced a degree of readjustment, the premium being commanded by genuine beachfront opportunities demonstrates that our love affair with living beside the sea remains very much intact.”
