Docubien has launched a free tool to help letting agents complete Form 3A when seeking possession under Section 8 of the Housing Act 1988.
The platform transfers tenancy and tenant information directly from an agent’s CRM, removing the need to enter the same details manually into the Government’s form.
It also calculates the notice period associated with the selected possession ground and completes the N215 certificate of service.
The launch comes as Section 8 becomes the sole possession route across the private rented sector following the abolition of Section 21 under the Renters’ Rights Act.
GROUND-BY-GROUND CHECKS
Docubien says the tool assesses whether the conditions associated with a chosen possession ground have been satisfied or are likely to be met by the time the case reaches a hearing.
Depending on the ground selected, it flags potential issues that could lead to a possession application being refused.
These include failures involving deposit protection, unmet prescribed information requirements and active debt moratoriums.
The final deadline for landlords to begin court proceedings using qualifying Section 21 notices served under the previous system falls on 31 July.
From 1 August, every agent seeking possession will need to use one of the reformed Schedule 2 grounds under Section 8.
ERRORS COULD COST MONTHS
Each possession ground carries specific conditions and evidential requirements, increasing the importance of accurate paperwork and supporting documentation.
A claim rejected because of an incorrect form, unsuitable notice period or missing evidence could require the landlord and agent to restart the process.

“The challenge isn’t filling the form. It’s knowing all conditions have been met in order to use a particular ground, using the right dates, and building the evidence a judge needs to grant possession.”
Taylor adds that mistakes can now cost landlords months rather than days, particularly with possession claims facing extended court waiting times.
“We built this tool to catch the mistakes that commonly cause claims to fail at hearings,” he says.
