Wates Manor Oak has secured planning permission to deliver 21 new homes in Bentley, Hampshire, with almost half of the development designated as affordable housing.
The approved scheme, on land west of Somerset Fields in East Hampshire, will provide a mix of one to four-bedroom homes alongside five bungalows. Of the 21 properties, 43% will be delivered as affordable housing, supporting local demand for lower-cost homes.
Designed as a low-density development of around 14 homes per hectare, the scheme has been planned to reflect the character of Bentley village, with building materials and heights intended to complement the surrounding area.
The plans also include public green space and measures to protect views towards the nearby Bentley Conservation Area. East Hampshire District Council identified the site as a sustainable location for housing because of its transport links and proximity to local services, including Bentley Village Surgery.

The approval marks another milestone for Wates Manor Oak, the new name adopted by Manor Oak Homes following its acquisition last month by the Wates Land & Development division.
The acquisition expanded Wates’ land promotion activities and strengthened its presence in the residential development market, with the former Manor Oak team continuing under the leadership of Will Main. The Bentley scheme is among the first planning approvals secured under the Wates Manor Oak brand.
