Rightmove has added a rent review function to its Tenancy Manager platform as letting agents adapt their processes following the introduction of the Renters’ Rights Act.
The new functionality allows agents to create and serve a Section 13 rent increase notice directly from an existing tenancy record.
Rightmove says rent reviews have been one of the most requested additions from letting agents, with the new tool designed to reduce administration and keep information relating to the tenancy and rent increase within the same system.
The launch comes as agents face increased compliance and administrative requirements following the implementation of the Renters’ Rights Act.
LETTINGS TECHNOLOGY
The rent review capability forms part of Rightmove’s Lead to Keys suite, which connects property advertising and enquiry management with referencing and tenancy progression.
Other recent additions include landlord politically exposed persons and sanctions checks, allowing agents to carry out checks on landlords, tenants and guarantors through Rightmove Plus.
Rightmove has also introduced digital identity verification within its referencing service, enabling prospective tenants to verify their identity digitally.
The portal says its longer-term aim is to connect more stages of the lettings process within a single system, reducing the need for agents to move information between different platforms.
REDUCING ADMINISTRATION
The development follows significant changes to the way rent increases are managed under the Renters’ Rights Act, increasing the importance of agents having processes in place to ensure reviews are carried out correctly.
