Spring home checks could save owners thousands, says eXp UK

Homeowners are being urged to carry out essential spring maintenance checks to avoid costly repairs later in the year as rising property values push up the cost of neglect.

New guidance from eXp UK highlights how seasonal upkeep can significantly reduce long-term maintenance bills, which are typically estimated at around 1% of a property’s value each year.
Based on the current UK average house price of roughly £268,000, that equates to around £2,600 annually.

The firm says spring is a key window to assess damage caused by winter conditions, particularly across roofs, gutters and external structures.

PRIORITY CHECKS

Roof inspections should be a priority, with costs ranging from £200 for a drone check to £500 for a full survey. Gutters and downpipes should also be cleared and checked, with professional cleaning costing around £175.

Water damage remains one of the biggest risks if maintenance is delayed, particularly where blocked drainage leads to damp or structural issues.

Inside the home, windows and loft spaces should be inspected for damage or insulation gaps. Replacing a blown window pane can cost as little as £55, while full window replacements can reach £600.

Loft insulation top-ups typically range between £30 and £50 per square metre, helping to improve energy efficiency ahead of colder months.

Damp and mould are also common issues following winter, with treatment costs ranging from £220 for minor work to more than £1,000 for extensive remediation.

Pest activity tends to increase in spring, with early intervention costing around £230 per day for professional control, significantly less than dealing with a full infestation.

External cleaning and garden maintenance can also play a role in preventing deterioration, while helping homeowners identify underlying issues. Patio cleaning can cost up to £300, while gardeners typically charge around £35 per hour.

Brickwork should also be checked for cracks caused by cold weather, with repointing costing around £50 to £60 per square metre.
