Guinness Homes is bringing together mortgage and conveyancing specialists at its Brighton and Hove development as it looks to help prospective buyers navigate the complexities of shared ownership.
The housing provider has partnered with specialist shared ownership mortgage broker Censeo Financial and conveyancer New Homes Law for an advice event at its Lyon Quarter scheme on 15 September.
Rather than focusing solely on available homes, the session will give prospective purchasers access to mortgage, affordability and legal guidance alongside information about the shared ownership buying process.
The initiative comes as housing providers look to support buyers through what can be a more complex purchase journey than an open-market transaction, particularly around affordability assessments, mortgage requirements and the legal structure of shared ownership.
SPECIALIST ADVICE
More than 85% of homes at Lyon Quarter (main picture) have now been sold. The scheme comprises one and two-bedroom apartments, including seven wheelchair-adapted properties.
Shared ownership prices start at £81,250 for a 25% share of a one-bedroom apartment, requiring a 5% deposit of £4,062.50. A 25% share of a two-bedroom property starts at £104,375, with a 5% deposit of £5,218.75.
Hannah Smart, Sales Manager at Guinness Homes, says: “These events provide a unique opportunity to have any of your questions answered: be it about the apartments, shared ownership, or even as simple as how you go about obtaining a shared ownership mortgage.
“We want to make sure anyone interested feels supported from start to finish.”
DEMYSTIFYING SHARED OWNERSHIP
Anthony Hall, Director at Censeo Financial, says specialist advice can help buyers better understand how affordability and mortgage requirements work under shared ownership.
He says: “Buying a home through shared ownership doesn’t need to be as confusing as people sometimes think. It’s designed to make home ownership more affordable and attainable for people who may not be able to buy the home they want through traditional outright sale.”
Nicole Chapman, Business Development Manager at New Homes Law, adds: “At New Homes Law, it’s our job to make the process of conveyancing as smooth as possible. We’ve helped thousands of people complete on their home purchase.”
The free drop-in event will run from 3pm to 7pm at Lyon Quarter on Lyon Close, Brighton and Hove.
