LonRes has launched a new AI-powered marketing service designed to help estate agents promote properties directly through major AI search platforms including ChatGPT, Perplexity and Gemini.
The new service, called AI Boost, allows LonRes subscribers to distribute selected property listings beyond the LonRes platform and into AI-driven search environments increasingly being used by buyers and tenants.
The move reflects the growing shift in consumer behaviour as property search becomes more conversational and AI-led, with users increasingly asking detailed natural-language questions about homes, budgets and locations rather than relying solely on traditional property portal searches.
AI Boost is available free of charge to LonRes members and can be activated with a single click within the LonRes platform.
ENHANCED SEARCH
Once enabled, eligible listings are made available via an API connection to selected AI platforms. Buyers and tenants searching through those platforms can then be shown matching properties and directed to an interactive property details page linking directly back to the selling or letting agent.
LonRes says off-market and restricted properties will remain protected and inaccessible through the service, while full property addresses will not be publicly displayed.
The launch comes amid increasing competition among property technology providers to position listings inside AI search ecosystems, as the sector begins adapting to changes in how consumers discover homes online.
EXTRA MARKETING CHANNEL
Chris Welch (main picture, inset), Director of Sales at LonRes, says: “AI Boost gives LonRes subscribers the opportunity to go beyond the LonRes platform to reach buyers and potential tenants.
“We do not see AI Boost as a replacement to the established portals but as an additional marketing channel. This technology is in its infancy, and we are excited to be working with our subscribers to maximise the results AI can bring.
“Buyers and tenants are increasingly using AI platforms such as Chat GPT, Perplexity and Gemini to search for properties. Once they’ve keyed in the type of property they’re looking for, the area they’re looking in and their budget if it matches one earmarked by AI Boost on LonRes, the property will be sent directly to the AI platform.
“LonRes members will have full control of which properties they choose to promote and the selection takes place within the safe and trusted environment of the LonRes platform. AI Boost simply adds a new dimension to the LonRes offering.”
CONTEXTUAL RECOMMENDATIONS
The launch follows a wave of AI-related announcements across the property sector in recent months, with agencies and suppliers increasingly exploring how AI tools can support property search, lead generation, operational efficiency and customer engagement.
Unlike traditional portal advertising, AI-powered property search is increasingly based on conversational intent and contextual recommendations, allowing consumers to search using more detailed criteria around lifestyle, amenities, transport links and property features.
LonRes says AI Boost is intended to complement rather than replace established property portals, offering agents an additional route to visibility as AI-assisted discovery tools continue to gain traction among consumers.
