The number of large family homes for sale across England has edged lower despite a rise in overall housing stock, analysis from UK Property Development shows.
An estimated 27,105 properties measuring at least 2,500 sq ft were listed for sale in October, equivalent to 5.7% of the 479,035 homes available.
In May there were 27,331 large properties on the market, representing 5.9% of the 460,071 homes then listed.
It means overall stock has increased by around 4% over the past five months while the number of properties offering at least 2,500 sq ft has fallen marginally.
EAST BUCKS TREND
The East of England has moved sharply in the opposite direction.
Large homes listed across the region increased from 3,116 in May to 4,142 in October – a rise of almost 33%.
They now represent 7.1% of properties for sale in the region compared with 5.6% five months ago.
Only the South West has a greater proportion of large homes, at 7.4%, followed by the South East at 6.8%.
The East of England now accounts for 15.3% of all properties measuring at least 2,500 sq ft currently listed across England.
NEW-BUILD SUPPLY
UKPD’s analysis also identified just 371 new-build properties of at least 2,500 sq ft currently listed for sale across England.
The South East accounts for 134, or 36.1%, while 73 are in the East of England, representing 19.7%.
Together, the two regions contain more than half of the large new-build homes identified by the research.
Andy Morrison (main picture), Director of UK Property Development, says: “The latest figures show a welcome improvement in the availability of large homes across the East of England. It should be encouraging for buyers looking for more space, but it does not mean the market is suddenly well supplied.
“The new-build figures are particularly revealing. Although the East of England accounts for almost a fifth of all large new-build properties identified nationally, there are only 73 such homes in the current data.”
Morrison says the figures present an opportunity for developers to provide larger homes offering greater flexibility for families.
