The supply of land being marketed for sale increased sharply during the first half of 2026, with new listings on LandSale recording an average monthly rise of 44.1% between February and July.
Analysis of the land marketplace’s internal listing data shows activity accelerated particularly strongly during the spring, although the rate of growth varied considerably from month to month.
New land-only listings increased by 46.6% between February and March before growth slowed to 3.9% in April. Listings then jumped by 97% between April and May, followed by increases of 51.7% in June and 21.2% in July.
The figures relate specifically to new listings appearing on LandSale rather than the entire English land market, but point to a significant increase in the volume of plots being brought to the platform.
REGIONAL DIFFERENCES
The South West recorded the strongest growth, with new listings increasing by an average of 76% a month across the period.
It was followed by the North West at 63.5%, the North East at 51.4% and Yorkshire and the Humber at 50.6%.
London recorded an average monthly increase of 49.1%, while the West Midlands saw growth of 46.9%.
The increase in supply comes as developers continue to face challenges around planning, development viability and financing costs, making the availability and quality of development land an increasingly important consideration when assessing new schemes.
