The Pantiles in Royal Tunbridge Wells has been brought to market alongside more than 250 acres of common land and the ancient Lord of the Manor of Rusthall title.
Targetfollow has instructed BNP Paribas Real Estate and Strutt & Parker to handle the sale of the mixed-use estate, which includes the Georgian colonnaded arcade at the heart of the Kent town.
The portfolio is being offered for sale for only the second time in 250 years. Targetfollow acquired the estate in 2008, when it was last publicly marketed.
The Pantiles comprises 40,074 sq ft across 25 shops and restaurants, together with residential and workspace accommodation above the commercial units. There is also potential to refurbish as many as 28 flats.
INCOME TOPS £936,000
The estate currently generates annual income of £936,855, rising to £1.07m on reversion.
Its occupiers include The Futon Company, The Diamond Setter and Socktopus, alongside restaurants Sankey’s, Senza and Essence at The Pantiles, which is operated by twice Michelin-starred chef Atul Kochhar.
Several businesses have occupied the destination for decades, including Trevor Mottram, which has traded there since 1975, and The Pantiles Bride, which arrived in 1997.
The historic shopping and leisure destination attracted 1.6 million visitors during 2025, with that figure forecast to reach two million in 2026. Royal Tunbridge Wells is also claimed to rank within the top 1% of the UK’s approximately 4,500 shopping centres.

COMMONS AND MANORIAL TITLE INCLUDED
The offering also incorporates Tunbridge Wells Common and Rusthall Common, covering more than 250 acres of open and wooded land within the town.
The land includes well-known local features such as Toad Rock and High Rocks, as well as two cricket pitches, parking and recreational space.
Also included is the Lord of the Manor of Rusthall title, which can be traced to Hilary de Sutton in 1268. Its holder before Targetfollow was Jeremy Menuhin, son of violinist Yehudi Menuhin.
The Pantiles developed around the Chalybeate Spring, discovered by Lord Dudley North in 1606. The colonnade was laid out in 1682, while King Edward VII granted Tunbridge Wells its “Royal” designation in 1909.
