Hamilton Terrace records £92.7m sales surge

Almost £100m of luxury homes changed hands on Hamilton Terrace in St John’s Wood during the 12 months to June according to research from Aston Chase.

The estate agency recorded eight house sales with a combined value of £92.675m, representing more transactions than the address saw during the previous three years.
Homes sold for an average of £11.58m and provided approximately 7,271 sq ft of accommodation, typically with five or six bedrooms and landscaped gardens.

Aston Chase says six of the buyers were families from India or of Indian heritage, continental Europe or the UK. The parents were generally aged between their thirties and mid-fifties and had young children.

ULTRA-PRIME BOOST

The findings reflect wider evidence of increased ultra-prime activity in St John’s Wood, where five £15m-plus deals were recorded during the first half of 2026, up from two a year earlier, according to separate luxury market data reported by The Times.

Hamilton Terrace recorded 10 sales across the three years from 2023 to 2025. Six completed during 2025 at an average of £9.08m, compared with three averaging £12.56m in 2023 and one £6.25m transaction in 2024.

Aston Chase was involved in half of the sales during the latest 12-month period. Its transactions included homes selling for £17.75m, £14m, £10.85m and £5.5m.

The agency attributed the street’s appeal to its large Victorian villas, substantial gardens, privacy and comparatively competitive pricing. Homes on Hamilton Terrace typically range from £5m to £20m, compared with approximately £25m to £50m on nearby Avenue Road.
