Dwelly makes 11th acquisition of 2026 as portfolio nears 16,000

Dwelly has completed its 11th acquisition of 2026 with the purchase of Kent lettings agency Helen Breeze Property Management.

The deal adds around 400 fully managed properties to Dwelly’s portfolio, taking the total to approximately 15,665.
Dwelly expects to pass 16,000 properties under management by the end of October and says it remains on the hunt for further independent agency acquisitions.

Established in 1988, Helen Breeze Property Management operates across Sevenoaks, Tonbridge, Tunbridge Wells and surrounding areas.

ACQUISITION DRIVE

Founded by Helen Breeze, the family-run business is being sold by partners Hilary Breeze and Diane Hopkins, who will remain involved for a period before retiring.

The acquisition continues a rapid expansion programme by Dwelly, which has bought independent agencies across London, the Midlands and the North and South of England during 2026, as well as completing its first international acquisition.

Sam Humphreys (main picture, right), Head of M&A at Dwelly, says: “There’s been no shortage of negative sentiment surrounding the private rented sector of late, but we’re investing based on where we believe the market is heading over the long term, rather than the headlines of the last six to 12 months.

“The rental sector is considerably larger than it was 25 years ago and, at the same time, it’s becoming more complex and more professional.

“As regulation increases, we believe good property management becomes more important, not less.”

FURTHER GROWTH

Dwelly’s acquisition strategy is focused on established independent agencies, retaining their existing teams and local expertise while adding investment, technology and operational support.

Humphreys says: “We expect to surpass 16,000 properties under management by the end of October. But we’re not stopping there and we’re continuing to look for great independent agencies where we can retain what made them successful in the first place.”

Hilary Breeze, Partner at Helen Breeze Property Management, says finding the right buyer was particularly important after almost four decades as an independent family business.

She adds: “We’re incredibly proud of what we and the wider team have built over almost four decades, and Dwelly gives the business the opportunity to build on those foundations as it moves into its next chapter.”

The terms of the acquisition were not disclosed.
