Bentry Capital has secured backing for the conversion of West London office buildings into 29 new homes opposite the Olympia redevelopment.
Hammersmith & Fulham Council’s Planning Committee has resolved to grant permission for the Charlotte Terrace scheme, subject to completion of a Section 106 agreement and the formal decision notice.
Bentry acquired Charlotte Terrace from Picton in early 2025 and plans to convert the existing Georgian-style office buildings into a residential development while retaining the Grade II-listed façade.
The scheme will provide a mix of one, two and three-bedroom apartments alongside amenities for residents.
OFFICE CONVERSION
Existing ground-floor commercial space is occupied by businesses including Pret A Manger, Bridge Baker and Olympia Fitness.
The development sits opposite the major Olympia regeneration project, which is transforming the exhibition centre and surrounding site with new offices, hotels, entertainment venues, restaurants and public space.
David Ronson, National Sales & Marketing Director at Bentry Capital, says: “Charlotte Terrace presents an exciting opportunity to breathe new life into these distinctive buildings while preserving their architectural character.
“Securing the resolution to grant is an important milestone for the project, and we look forward to progressing our vision for a thoughtfully considered residential development in this vibrant part of London.”
2028 COMPLETION
Mellior Group led the planning process for the development.
Steven Hughes, Operations Director at Mellior Group, says: “From the outset, we’ve worked closely with our consultants and Hammersmith & Fulham Council to develop a considered proposal that responds positively to its setting.
“It’s a fantastic outcome for everyone involved and a testament to the collaborative effort behind the application.”
Savills has been appointed as sales agent for Charlotte Terrace, with completion currently anticipated for late spring or early summer 2028.
