Estate and lettings CRM provider Alto has launched an AI-powered compliance tool designed to automate one of the most time-consuming administrative tasks facing letting agents.
AutoCert, developed in partnership with AI specialist Aguru, manages the end-to-end renewal process for statutory property certificates, including gas safety inspections, with support for EICRs, EPCs and PAT testing set to follow.
Integrated directly within Alto, the system automatically identifies certificates approaching expiry, contacts landlords, tenants and contractors, validates returned documentation, updates property records and raises charges without manual intervention.
Unlike some automated compliance platforms, Alto says the system allows agents to continue using their existing network of contractors rather than requiring them to switch suppliers.

The company estimates AutoCert can reduce administration time per certificate renewal by 80%, saving a typical branch managing hundreds of properties more than 70 hours each year.
The launch comes as compliance remains one of the biggest operational challenges for letting agents. Missed gas safety inspections or expired EPCs can result in significant financial penalties, while poor record keeping can also create legal and tenancy enforcement issues.

ADDED VALUE
The system continuously monitors managed portfolios, automatically triggering the renewal process when certificates approach expiry. Property managers are only required to intervene where a decision or exception arises, with every action logged within Alto.
