Kirkby is set to receive more than £7.7 million in community investment as two major housebuilders push ahead with a large-scale regeneration scheme.
Barratt Developments and David Wilson Homes are delivering 800 homes on a brownfield site at Cherryfield Drive, with the new neighbourhood to be known as Tudor Place.
The scheme will include a mix of one to four-bedroom homes, alongside apartments, bungalows and 80 affordable units, aimed at meeting a range of local housing needs.
As part of the planning agreement, the developers will contribute £7.7m towards local infrastructure, with funding targeted across education, healthcare, green space and employment initiatives.
NEW SCHOOLS
The largest share, £4.4m, will go towards creating additional secondary school places, while £816,769 has been allocated to expand GP capacity in the area.
A further £2m will be invested in public open spaces and sports facilities, alongside £461,901 for off-site tree planting to improve biodiversity. Smaller allocations include £56,000 for apprenticeships and local training, and £6,500 to support a controlled parking zone.
The development also includes new green spaces, pedestrian and cycle links, and improved access routes connecting residents to Valley Park and the town centre.
Highway upgrades and improvements to an existing public car park are also planned, aimed at easing congestion and improving connectivity.
LONG-TERM FUTURE
Rhys Nicholson (main picture, inset), Managing Director at Barratt Homes Manchester, says: “Tudor Place is about far more than delivering high-quality new homes.
“We’re investing in the long-term future of Kirkby and are committed to creating a development that brings genuine, meaningful benefits for the whole community.”

Claire Jarvis, Managing Director at David Wilson Homes North West, adds: “Our contribution package will enhance schools, healthcare, green spaces and local services, helping ensure the positive impact of this development is felt right across the town.
“We’re excited to offer a wide range of homes for buyers in Merseyside.”
