PORTFOLIO SALES
Roma Sharma (main picture, inset), Managing Director of Rushbrook, says buying an existing portfolio can allow investors to expand without sourcing and acquiring individual properties separately.
She says: “It can also provide the opportunity to acquire an existing collection of rental properties and tenancies in a single transaction.
“However, while acquiring multiple properties at once may streamline the purchase process, it also means taking on the responsibilities associated with managing those properties from day one.”
Sharma says investors need to examine individual property conditions, existing tenancy arrangements, maintenance requirements and regulatory compliance before acquiring a portfolio.
She adds: “Expanding a portfolio is one thing, but ensuring every property is managed effectively, tenants are looked after and the investment continues to perform over the longer term requires an equally considered approach.”
