ValPal lets sellers challenge online valuations

ValPal has introduced a feedback feature allowing homeowners to state what they believe their property is worth and explain why before speaking to an estate agent.

After receiving an online valuation, sellers can use a slider to enter their preferred figure and add comments covering features they believe may influence the property’s value.
The information is sent to the agent alongside the valuation enquiry, providing additional context before a market appraisal is arranged.

ValPal says the feature should help agents identify unrealistic expectations earlier while ensuring that characteristics not necessarily captured by automated valuation data form part of the initial discussion.

SELLERS CAN EXPLAIN THEIR PRICE

Homeowners can highlight factors such as views, proximity to transport, extensions, landscaped gardens or improvements that may differentiate their property from nearby comparables.

The agent remains responsible for applying professional judgement and local market knowledge when recommending an asking price.

PRICING CONVERSATION STARTS EARLIER

The launch comes as price-sensitive buyers have greater choice and properties marketed at overly ambitious asking prices risk remaining unsold before being reduced, withdrawn or sent to auction.

ValPal says understanding the seller’s expectations before the appointment enables agents to prepare relevant evidence and approach potentially difficult pricing conversations more constructively.

Vile adds: “Whether those factors ultimately influence the valuation is a matter for professional judgement, but at least the conversation begins with a much clearer understanding of the seller’s expectations rather than assumptions on either side.

“Technology is very good at analysing data. Homeowners are very good at understanding what makes their home special. Estate agents bring professional judgement, local market knowledge and experience.

“When you combine all three, you’re giving yourself the best possible chance of arriving at the right asking price from the very beginning.”

The Homeowner Valuation Feedback feature has been rolled out to all ValPal users at no additional cost.
