Estate agency coach Josh Phegan will reveal at this year’s Kerfuffle Conference next week how one agent quickly generated more than £400,000 in revenue by calling previous contacts.
The overall theme of his keynote speech on 7 July will unveil the high-performance strategies behind the industry’s top agents and challenge estate agency leaders to rethink how they grow their businesses in an increasingly uncertain market.
Drawing on decades of experience coaching some of the world’s highest-performing agencies, Phegan will explain why agencies should reconnect with their top 100 customers, those who have spent the most with the business or completed multiple transactions.
To illustrate the point, he will share the story of an agent who did just that.
RECONNECTING
Phegan says: “By contacting his best customers, the agent generated more than £400,000 in revenue across 12 transactions in just three months by selling them a property.”
Phegan will argue that while technology continues to evolve at pace, trust remains the ultimate competitive advantage.
He says: “Technology doesn’t build relationships, people do. The agencies that will dominate over the next decade will be those that combine great systems with exceptional human connection.”
CONFERENCE LINEUP
The Kerfuffle Conference called ‘Built on Trust’ takes place in Newport at the ICC on 7 July and brings together leading voices from across the UK property industry to share ideas, innovation and practical strategies for estate agency growth.
The speaker line-up includes Alastair Campbell while TV personality, Dara Ó Briain, will host the Trusted Agent Awards, due to take place after the conference.
ELITE CHARACTERISTICS
During his only UK appearance this year, Phegan will also explore the two characteristics he believes underpin every elite performer, whether in business or sport – structure and discipline.
He says: “Structure is knowing exactly what needs to happen and when. Discipline is having the consistency to execute it every day.”
While AI is transforming the industry, Phegan will argue agencies should avoid becoming technology-led businesses. Instead, he advocates for “tech-enabled service”, where AI removes repetitive administration and allows agents to spend more time delivering meaningful, high-value client interactions.
He warns: “AI creates incredible scale and consistency, but it also creates sameness. Beige doesn’t command a premium fee. Human service does.”
He also believes the rise of loneliness presents an unexpected opportunity for estate agents willing to invest in genuine conversations and take on the role of trusted advisor.
He adds: “As more people outsource their thinking to technology, authentic human connection becomes even more valuable.
“Great agents do more than sell homes, they help people make some of life’s biggest decisions.”
REPUTATION MANAGEMENT
Reputation management will also feature prominently, with Phegan highlighting the growing influence of online reviews on consumer trust, search visibility and instruction-winning. Google reviews, Trustpilot and other review platforms, he argues, now play a far greater role in agency growth than industry awards alone.
Closing the session, he will present a practical framework for becoming the number one agency in any chosen market.
