Nine in 10 landlords have not had their latest tenancy agreement reviewed by a solicitor despite major changes to the tenancy system, according to research from Lendlord.
A separate analysis by the property management and finance platform shows rolling tenancies now dominate its landlord book, with 79% of landlords with a current tenant using them exclusively.
Some 84.7% of the 5,235 landlords sampled have at least one rolling tenancy, while 14.5% operate exclusively with fixed agreements.
Across the 15,622 individual tenancies analysed, 86.1% are recorded as rolling compared with 12.3% that remain fixed-term.
TENANCY SHIFT
The figures show how rapidly the market has changed, with the proportion of fixed-term agreements among tenancies grouped by their starting month falling from 31.3% in October 2025 to just 0.9% in August 2026.
In England, assured tenancies moved onto a periodic system from 1 May under the Renters’ Rights Act.
A separate Lendlord survey found around 90% of landlords had not had their most recent tenancy agreement reviewed by a solicitor, while around 45% obtained it directly from a letting or managing agent.
Around a quarter said solicitor review would increase their confidence in the agreement’s legal wording.

But moving to a rolling structure is only one part of staying compliant – landlords also need clear agreements and an understanding of their ongoing obligations.
“The survey highlights a gap between the agreements landlords use and the reassurance they would like. Around nine in ten respondents had no solicitor review of their agreement, yet this was the most commonly cited way to increase confidence in its wording. It points to a wider need for clarity and confidence for landlords and tenants alike.”
