Housing providers and landlords are being offered a new monitoring platform designed to identify conditions that could lead to damp and mould before problems escalate.
Chameleon Technology has launched Nexus, which combines live temperature, humidity, gas and electricity consumption data to provide information about the condition and performance of properties.
The Harrogate-based technology company says the system can help housing providers identify emerging property risks, improve energy efficiency and make earlier maintenance decisions.
It comes as landlords and social housing providers face increasing pressure to identify and address hazards such as damp and mould quickly rather than relying on problems being reported by residents.
EARLY WARNINGS
Nexus is divided into three services, including Nexus Home, which has been developed specifically for social landlords, housing associations, councils and private landlords.
A plug-and-play device captures temperature, humidity, gas and electricity data, which is then analysed to provide insights and alerts covering damp and mould risks, maintenance, energy efficiency and resident wellbeing.
Nexus Stream allows property and asset management businesses to feed real-time environmental and energy information into their existing systems.
A third service, Nexus Portfolio, is aimed at organisations managing multiple buildings and assets and uses the data to identify potential inefficiencies and equipment failures.
PROACTIVE MAINTENANCE

The platform can be deployed across individual properties or larger portfolios, with customers able to add monitoring and analytics capabilities as required.
Chameleon Technology says the launch expands its business beyond home energy monitoring, having previously delivered more than 12 million in-home energy displays across Great Britain.
