Almost £160 million worth of pubs are currently on the market across Great Britain, according to new research, as England’s World Cup campaign puts the spotlight back on Britain’s traditional local.
Analysis by rural property portal LandSale found 426 pubs are currently listed for sale with a combined asking value of £159.8 million, equating to an average asking price of £375,000.
The South West offers the greatest choice for prospective buyers, with 82 pubs currently available, representing almost one in five of all listings. Together, they carry a combined asking value of more than £40.2 million.
Wales ranks second with 69 pubs on the market, followed by Yorkshire and the Humber with 50, meaning the South West and Wales account for more than a third of Britain’s current pub sales stock.
LONDON CALLING
While the South West dominates by volume, London remains Britain’s most expensive location to buy a pub, with an average asking price of £695,000. The South East follows at almost £550,000, while Yorkshire and the Humber and the North East offer the lowest average asking prices at around £225,000.
Adam Morris (main picture, inset), Founder of LandSale, says: “Major sporting tournaments always remind us of the important role the local pub continues to play within communities. Whether people are gathering to celebrate a famous win, watch the next match or simply enjoy the atmosphere, pubs remain one of Britain’s most iconic social spaces.
“The market offers a surprising breadth of opportunities.”
“Whilst many people see pub ownership as something out of reach, the market offers a surprising breadth of opportunities across the country. From traditional village inns and countryside pubs to larger hospitality businesses, buyers have a wide range of options depending on their ambitions and budget.
“The regional differences are particularly interesting. London continues to command the highest asking prices, reflecting the value of commercial property in the capital, whilst regions such as the South West offer the greatest choice for prospective buyers. For anyone inspired by the atmosphere that major sporting events create, there has rarely been a better time to explore what the market has to offer.”
