A 346-acre beachfront peninsula on Mexico’s Yucatán coast has been placed on the market for $115 million (£86.66 million), offering scope for either a luxury resort or a billionaire’s private estate.
Beauchamp Estates is marketing the El Cuyo Estate with planning permission and designs for a $530 million (£400 million) hotel and residential development comprising 64 beachfront villas and a 40-bedroom or suite hotel.
Alternatively, the plans would allow the central hotel to become a private palace containing up to 40 bedrooms, supported by guest and staff lodges providing as much as 340,000 sq ft of accommodation.
Located approximately two-and-a-half hours from Cancún by road, the gated 140-hectare site occupies a peninsula between seven kilometres of white-sand coastline and the wetlands of Rio Lagartos National Park.
MAYAN-INSPIRED RESORT
Designs prepared with London-based super-prime design house Casa E Progetti draw on traditional Mayan architecture and the open-air approach used at Sir Richard Branson’s Necker Island estate.

The proposed villas would occupy plots of between 2.5 and 6.9 acres, with each providing up to 5,000 sq ft of accommodation and 100 metres of private beachfront.
Four- or five-bedroom suites would be arranged within rounded buildings designed to withstand hurricane-force winds, with pitched thatched roofs intended to shed heavy rainfall and open layouts providing natural ventilation.

The proposed hotel would include dining and reception spaces, a cinema, gym, yoga facilities, spa, swimming pool, beach club and separate accommodation lodges.
PRIVATE PALACE OPTION
Under the alternative residential plans, the principal building could accommodate multiple reception rooms, professional and family kitchens, a library, cinema, study, gym and beauty salon.

Additional lodges could house extended family, guests, security teams, estate staff or a private family office. Beauchamp Estates estimates the completed private domain could be worth more than $345 million (£260 million).
The site also has a private jetty or marina berth and land allocated for a helipad and private runway.

Kay Louise Smith, super-prime sales broker at Beauchamp Estates, says the approved masterplan provided the purchaser with the option of delivering a commercial resort or creating a single private estate.
The current owners acquired El Cuyo approximately 30 years ago and also developed the nearby Hacienda Katanchel boutique hotel and eco-resort.
