International demand drives new Costa Blanca developments

The Costa Blanca property market is attracting a broader range of buyers as demand shifts towards lifestyle-led developments that prioritise design, sustainability and long-term living, according to industry experts.

Spain Sotheby’s International Realty says the region is benefiting from growing interest among both overseas and domestic buyers seeking high-specification homes in established coastal locations.
Álvaro González de La-Hoz, Director of Madrid, Costa Blanca and Canary Islands at Spain Sotheby’s International Realty, says the market is seeing the emergence of a new category of “balanced luxury”, combining architectural quality, technology and energy efficiency at a more accessible price point than some of Spain’s traditional prime markets.

The trend comes as Alicante continues to strengthen its position as one of Spain’s most active residential markets. International buyers completed more than 24,300 property transactions in the province during the first half of 2025, with particularly strong demand from buyers in the UK, Germany, Belgium and the Netherlands.

Foreign purchasers account for around 43% of home purchases by non-resident international buyers across Spain, while development activity is also accelerating. New residential projects starting construction in Alicante increased by 12.4% during 2025, outperforming the national growth rate of 8%.

The comments coincide with the launch of Elysium, a new luxury residential development in Cala d’Or, Alicante, being delivered by developer New Modular.

Adrián Larrosa, Chief Executive of New Modular, says buyer priorities have changed significantly in recent years, with purchasers increasingly seeking homes designed for permanent living rather than purely as holiday properties or investment assets.

He said today’s buyers place greater importance on privacy, sustainability, energy efficiency and outdoor living, alongside proximity to amenities and the coast.

The Elysium scheme incorporates smart-home technology, advanced insulation systems and an A-rated energy performance standard, alongside Mediterranean-inspired design features intended to maximise natural light, ventilation and privacy.

Larrosa said buyers increasingly want distinctive homes with strong design credentials and a clear identity, rather than standardised residential developments.
