Homesearch says its Hailo property listing system now connects estate agents across 89% of UK postcode districts.
The platform carries more than 300,000 live listings structured to improve their visibility in search engines and artificial intelligence assistants including ChatGPT, Claude and Google Gemini.
Hailo takes information from an estate agency’s existing listing feed and converts it into a format designed to help AI systems identify and interpret the property.
The listing remains attributed to the agency, with its identity and contact details attached so prospective buyers can be directed back to the listing firm.
NEW DISCOVERY CHANNEL
Homesearch says branch teams do not need to change how they upload or manage properties because the platform works from existing feeds.
The company believes AI is emerging as an additional property discovery channel as consumers increasingly use conversational searches to describe their budgets, preferred locations and requirements.
Homesearch monitors its listings through an internal AI Visibility Benchmark. It said its share of relevant AI-generated property results had risen from less than 1% a year ago to more than 14%, although this is a company-produced measure rather than an independent industry benchmark.
Giles Ellwood (main picture, inset), founder and chief executive officer of Homesearch, says: “Buyers are starting to tell an AI what they want and expect a straight answer back. For an agent’s homes to show up in that answer, the data behind them has to be readable, current, and clearly theirs.
“That’s the entire job of Hailo. We’re not building another portal for agents to pay to appear on – we’re making sure their own listings get found and credited and linked directly to them.”
NOT A PORTAL
Ellwood adds: “It is important to be clear that Homesearch is not, and never will be, a property portal. Hailo is an AI-native infrastructure layer designed to connect estate agents and their listings directly with the AI tools consumers are choosing to use.
