Guild urges agents to focus on revenue growth

The Guild of Property Professionals has urged estate agents to focus on maximising revenue opportunities from every instruction rather than simply chasing higher listing volumes.

The message came during a recent member webinar hosted by Senior Account Management Leader Joe Rattue (main picture), which explored how independent agents can increase profitability by monetising more stages of the property journey.
The training session focused on improving instruction win rates, increasing referral income and using data-driven tools to strengthen agents’ positions during valuations and market appraisals.

According to The Guild, every appraisal should be viewed as an opportunity to generate multiple revenue streams through associated services including mortgages, conveyancing and referrals, rather than solely as a potential sales instruction.

ENHANCED MARKETING

The webinar also highlighted how agents can use local market intelligence, competitor performance data and enhanced marketing materials to differentiate themselves in increasingly competitive local markets.

Guild marketing products including Residence Magazine, Life Magazine and bespoke brochures were cited as tools helping agents improve exposure for vendors while supporting instruction conversion rates.

Rattue also pointed to the importance of long-term client relationships and referral opportunities generated through The Guild’s national network, particularly where buyers and sellers relocate outside their local area.

REVENUE OPPORTUNITIES

Rattue says: “Agents often focus on winning the instruction, but that’s just the starting point.

“When done correctly, each appraisal opens the door to a range of revenue opportunities that can significantly enhance overall business performance, as well as service levels for sellers and landlords.

“The instruction is not the end, it’s the beginning of the journey.

“Great agents don’t just win instructions; they build clients for life. They don’t sell on price alone, they sell process, protection and performance. Monetisation is simply the by-product of doing the right thing brilliantly.”

The webinar forms part of The Guild’s wider programme of training and business support aimed at helping independent estate agents compete more effectively against larger corporate operators and online rivals.
