Guild moves to support Welsh agents ahead of major law changes

The Guild of Property Professionals is stepping up support for its Welsh members ahead of fresh legislative changes set to reshape the lettings sector in Wales from June.

The industry body will host a dedicated meeting for Welsh members on 26 May to help agents prepare for new anti-discrimination provisions being introduced under The Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026.
The new measures, which come into force on 1 June, will prevent landlords from discriminating against tenants with children or those receiving welfare benefits, marking another significant regulatory shift for the sector following the introduction of the Renters’ Rights Act in England earlier this month.

The changes come as letting agents across the UK continue to grapple with an increasingly complex regulatory environment, with firms under mounting pressure to ensure compliance across tenancy management, advertising, referencing and landlord advice.

INDUSTRY EDUCATION

The Guild says the latest meeting forms part of a broader programme of webinars, training sessions and compliance support launched in response to the growing pace of legislative reform affecting the private rented sector.

The organisation has already rolled out a comprehensive webinar series focused on the Renters’ Rights Act, led by Compliance Officer Paul Offley alongside Senior Account Manager Tanya Pearson, who has extensive frontline lettings experience.

The Welsh reforms are expected to have significant operational implications for landlords and agents, particularly around tenant selection processes and advertising practices, at a time when the sector is already adjusting to major reforms around tenancy structures, rent increases and eviction rules.
