Avocado Property completed more than £100m in property sales during its first 105 days as part of iad UK.
The self-employed agency became part of the international brokerage on 1 April, retaining its locally focused proposition while gaining access to iad’s technology, operational support and wider agent network.
Avocado says the additional infrastructure has reduced the administrative burden on its agents, enabling them to spend more time winning instructions, progressing transactions and working with clients.
The milestone comes despite weaker market conditions, with the latest TwentyEA Property & Homemover Report showing buyer demand fell by 5.8% during the second quarter of 2026 as the volume of homes coming to market increased.
FOUR PARTNERS ACHIEVE PRODUCTION+
Four Avocado Property partners – Neil Fenning, Dan Salisbury, Matthew Pulford and Will Baggs – have also achieved Production+, iad UK’s recognition for consistently high-performing estate agency businesses.
The company’s acquisition reflects growing investment in self-employed agency models. TwentyEA research suggests self-employed agents now account for approximately 2.5% of the residential sales market.
Michael Robson (main picture), Founder of Avocado Property, says: “Our decision to move the team to iad UK wasn’t about changing who we are but about giving agents more support so they can spend more time doing what they’re brilliant at: helping people move.
“We’ve kept the independence, local expertise and entrepreneurial mindset that our partners and clients value. What we’ve added is the support, technology and scale that help good businesses become even better.
“Completing more than £100 million in property sales during our first 105 days together is an encouraging sign that giving great people better systems makes a difference.”
SELF-EMPLOYED SECTOR SEEKS SCALE
Iad Group supports almost 21,000 property professionals across eight countries, providing technology, training and collaborative infrastructure while allowing agents to operate their own businesses.

Lee O’Brien, Managing Director of iad UK, says: “As the self-employed sector continues to mature, successful agents increasingly want the freedom to run their own businesses while benefiting from the operational advantages, technology and collaborative culture that greater scale can provide.
“Avocado’s first 105 days show how those two things can work together, enabling ambitious estate agents to grow their businesses without compromising the personal service and local expertise that their clients value.”
Avocado says it has retained its brand identity and community-focused model while transferring more operational responsibility to the expanded platform.
