Auction demand resilient but price-sensitive

The property auction market remained broadly resilient during the third quarter of 2026 although buyers became increasingly price-conscious, according to NAVA Propertymark.

Members of the trade body’s Advisory Panel Board report continued demand for investment properties, homes requiring modernisation, development opportunities and unusual assets.
Commercial investments have also performed strongly as some landlords and property companies reconsider their exposure to the residential market ahead of further regulatory changes.

However, auctioneers warn that sellers must set realistic guide and reserve prices, with buyers unwilling to meet expectations based on historic values.

COMMERCIAL LOTS GAIN GROUND

Stuart Collar-Brown (main picture, inset), President of NAVA Propertymark, says commercial investment demand has grown as some landlords move away from residential property in response to the Renters’ Rights Act and proposed leasehold reforms.

“Vacant houses and flats in need of modernisation remain the most popular kind of lot at many auctions, and we’re seeing some very strong results in town and village locations across the UK,” he says.

However, leasehold flats in the City of London are struggling due to the volume of similar properties available.

Collar-Brown adds that speculative parcels of land and garages continue to attract competitive bidding because buyers place different values on their potential future uses.

AFFORDABILITY DRIVES WELSH MARKET

Melfyn Williams, Past President of NAVA Propertymark, says affordability is the main influence on the Welsh market, with lower-priced homes, properties requiring modernisation and cottages with land remaining popular.

He reports strong demand for investment properties in Gwynedd, supported by rental growth, tourism and the student population around Bangor University.

However, high supply is translating into fewer transactions as buyers await clarity on mortgage rates, inflation, the Autumn Budget and house prices.

Matt Burrows, a member of NAVA Propertymark’s Advisory Panel Board, says auction remains an effective route where speed, certainty and transparency are important.

“The best results are still being achieved where sellers engage with the evidence, set a realistic reserve and allow the guide price to do its job in attracting interest,” he says.

“Overall, I would describe the market as resilient rather than easy. There is still healthy demand, but buyers are disciplined, and pricing strategy is increasingly important.”
