AI-powered property search is rapidly shifting from industry talking point to measurable lead generation channel according to new figures released by Homesearch, which says its Hailo platform is now processing 250,000 estate agency listings every day.
The proptech firm revealed that, since late January, listings optimised through Hailo have generated more than seven million Google impressions and 197,000 consumer clicks, with 3,555 estate agency branches now connected to the platform.
Homesearch says the figures demonstrate how buyer behaviour is beginning to evolve away from traditional keyword-led portal searches towards more conversational, AI-assisted discovery methods.
Rather than searching broad terms such as “houses for sale in Bristol”, consumers are increasingly using AI tools to ask more detailed questions around location, pricing, amenities and lifestyle requirements. According to Homesearch, this creates a growing divide between listings that are structured in a way AI systems can interpret and recommend, and those that are not.
VISIBLE LISTINGS
The company says Hailo has been designed specifically to help estate agents make listings more visible across both traditional search engines and emerging AI discovery platforms including ChatGPT, Google AI, Gemini and Perplexity.
Homesearch’s latest benchmark data suggests visibility is already improving significantly for participating agents.
Google query visibility has risen from 68.3% to 76.7%, while district visibility has increased from 83.3% to 96.7%. On Bing, query visibility has climbed from 1.7% to 20%, while district visibility has risen from 3.3% to 33.3%.
The company believes the implications extend beyond buyer enquiries and into the increasingly competitive instruction-winning process, as homeowners themselves begin using AI search tools to compare agents and local property visibility.
