Luxury swimming pools have become the defining feature of the French Riviera’s super-prime property market, as affluent buyers increasingly prioritise health, wellbeing and outdoor living over traditional luxury purchases.
According to new figures from France’s swimming pool industry body, the Fédération des Professionnels de la Piscine et du Spa (FPP), the country is now home to almost 3.7 million private swimming pools, making it the largest pool market in Europe and the third largest globally behind only the United States and Brazil.
The appetite shows little sign of slowing. More than 90,600 new pools were installed across France during 2025, with Provence-Alpes-Côte d’Azur – home to the Côte d’Azur and French Riviera – recording the highest concentration of private pools anywhere in the country.
The FPP says demand is being fuelled by warmer summers, healthier lifestyles and changing spending priorities among wealthy households. Rather than investing in luxury cars or long-haul travel, affluent buyers are increasingly choosing to invest in their homes, creating private wellness retreats complete with swimming pools, spas, gyms and outdoor entertainment spaces.
MARKETING CENTREPIECE
For developers operating at the very top of the market, the swimming pool has evolved far beyond somewhere to cool off on a hot afternoon. Increasingly, it has become the centrepiece around which entire homes are designed.

Luxury developer Caudwell says today’s international buyers expect private pools to be integrated into a broader lifestyle offering, with features such as pool houses, outdoor kitchens, cabanas, changing facilities and landscaped gardens now viewed as essential rather than optional.
At Domaine de la Belle Étoile on Cap d’Antibes, Caudwell has reimagined the former Hôtel Provençal Tennis Club as a private residential estate centred around a dramatic 23-metre swimming pool featuring a 10cm-thick acrylic glass wall.
The underwater viewing window transforms the pool into an architectural feature in its own right, while expansive terraces create spaces for entertaining and relaxation overlooking Port de l’Olivette.
Nearby at Le Provençal, the former landmark Hôtel Provençal has been transformed into a collection of luxury residences where swimming pools once again play a starring role.

The restored Art Deco development combines a 30-metre residents’ pool with a collection of private villas and penthouses, many with their own individual pools, rooftop terraces and dedicated wellness spaces.
Signature homes such as Villa Jardin, Villa Gabrielle and Villa Zelda each incorporate private swimming pools into their overall design, complete with pool houses, outdoor dining areas and landscaped gardens that blur the distinction between indoor and outdoor living.

The growing emphasis on outdoor lifestyle reflects broader changes in the luxury residential market. Buyers are increasingly seeking turnkey homes that deliver hotel-style living from the day they move in, with professionally designed interiors extending seamlessly into external spaces.

For international purchasers, particularly those relocating from the Middle East and North America, the swimming pool has become an expected feature of a primary or secondary residence rather than an aspirational extra.

As climate, lifestyle and wellness continue to influence purchasing decisions, the swimming pool is rapidly becoming one of the defining features of luxury residential development across the Riviera.
At the very top end of the market, it is no longer simply an amenity. It has become the focal point of the home itself.
