Nine renovations that actually deliver ROI in today’s market

There’s a certain creative appeal to giving an old home a new look. But there are several renovation pitfalls that too many homeowners, developers and real estate professionals fall into, making it harder to break even, let alone come out on top.

The harsh reality of the UK housing market is that half of the homes listed never sell, according to a recent survey from Zoopla.
They cite pricing as the most significant factor affecting how long a property stays on the market and whether or not it sells at all.

It’s more crucial than ever to make the right design and renovation decisions to ensure homeowners and developers can recover their investment.

THE BEST PROPERTY RENOVATIONS

Home renovation choices must be strategic. In the UK, prospective homeowners and developers want to see extensions that increase the number of usable rooms and energy efficiency, followed by experiential upgrades like kitchen or bathroom updates.

In order of popularity, here are nine of the best property renovations to deliver a return on investment.

LOFT OR BASEMENT CONVERSIONS

The more usable rooms a home has, the higher its market value. This is especially valuable in cramped urban areas. Loft conversions and basement renovations increase the available space in the home for flexible use as bedrooms, offices, creative spaces, or additional living areas.

SINGLE OR DOUBLE STORY EXTENSIONS

Here, we come back to space being at a premium. A house extension for one or two stories can significantly increase property value and push the sale price into an entirely new bracket.

The most successful extensions add new rooms rather than making existing rooms larger, but neither is likely to result in a financial loss.

KITCHEN RENOVATIONS

The kitchen is the busy center of most families’ lives, and an upgrade here will significantly improve the home’s value.

A more modern kitchen will have a fresh look, new appliances, and great storage. A kitchen renovation is one of the best ways to elevate daily living for both renters and prospective buyers.

ENERGY EFFICIENCY UPGRADES

Modern buyers are conscientious buyers. They’re thinking long-term about energy bills, sustainability, and environmental impact.

One of the best renovation strategies to appeal to this buyer is double-glazed windows that reduce heat loss and improve noise reduction, along with updated insulation in the walls, lofts, and floors.

LANDSCAPING IMPROVEMENTS

Kerb appeal has so much to do with how likely a home is to sell and first impressions are critical.

In a recent report from Zoopla, their experts found that property viewings don’t convert; one of the most likely reasons is a lack of kerb appeal and a poor first impression.

Adapting the exterior spaces, such as gardens, walkways, entries, and hedges, will affect how well the property is received.

BATHROOM RENOVATION

Bathrooms and water closets are high-traffic areas and a valuable space to include on the renovation list.

Upgrades in en-suite bathrooms can be a bit more luxe, with spa-like amenities, but family or hall bathrooms should be more functional and fresh. Swapping out faucets and mirrors is a simple fix, but replacing appliances and flooring will have a bigger impact.

MODERN LAYOUT IMPROVEMENTS

If an extension is not in the budget, opening up the layout is the next best thing. Modern, open floor plans are highly desirable and so rare in English construction.

An open concept makes the space feel larger, improves accessibility, and increases value perception.

STORAGE SOLUTIONS

The ability to organize and keep spaces clean makes a home feel easy to maintain. Install custom or pre-fabricated closet organizers or built-in wardrobes, add a pantry or mudroom, and convert the under-stairs area into storage.

With less clutter, the home also feels larger, which is a key selling point for prospective buyers.

FLOORING UPGRADES

Flooring in high-traffic areas must be replaced periodically anyway, and a pre-sell renovation is the best time to do it.

Hardwood, high-quality vinyl, or tile are the most desirable upgrades, the first two being the easiest to clean and maintain.

Aim for consistency throughout the home with the same flooring everywhere for a cohesive look and feel.

REGIONAL VARIATIONS

Location is also important when planning a renovation. What most buyers want in London won’t be the same as in the Midlands.

There are a few preference variations across the UK that align more closely with local lifestyles and market trends. The following are a few insights:

  • West Yorkshire: Energy-efficient heating and insulation, off-street parking
  • London: More space, additional usable rooms
  • East Midlands: Low-maintenance exterior, neutral color palette
  • North West England: Updated kitchen and bath, storage solutions
  • Yorkshire: Flexible living, additional rooms
UPDATES THAT ALWAYS PAY OFF

If a complex renovation isn’t in the budget, here are a few simple updates that still leave a good impression:

  • A fresh coat of paint, preferably neutral colors
  • Minor repairs like leaks and holes
  • New flooring or carpet
  • A thorough cleaning throughout the inside and outside of the home
  • Shelves in the closet and custom organizers
RENOVATIONS NOT WORTH THE EFFORT

Save renovation funds for alterations that the buying market is actually looking for.

HIGH-END FINISHES

Mid-range homes can’t carry the value of the investment for these finishes into the selling price. Upgrades and finishes like designer appliances and imported tiles do not justify the expense.

OFFICE BEDROOM CONVERSIONS

Usable rooms are always at a premium. Families and developers want to get the most out of every square meter. Converting bedrooms into dressing rooms or home offices reduces the bedroom count, lowering the market value of the home significantly.

NICHE OR BOLD DECOR

Bright colors, unique murals, and non-traditional wallpapers will be a turn-off for prospective buyers.

They only see the additional cost or work needed to restore balance. When renovating, stick with neutral styling.

LUXURY AMENITIES

Pools, cinemas, and saunas add to the living experience but are not likely to generate a meaningful return on investment. They’re costly to buy and expensive to install, with a limited market appeal.

THE RIGHT RENOVATIONS

For the best return on investment, stick to adding space and modernizing upgrades. Aesthetics and exterior upgrades are the next best area to focus.
