New portal claims 27% more available homes than Rightmove

A new property search platform has launched across the UK claiming to carry almost 27% more available homes for sale and rent than Rightmove.

MyPorta says its public search index contained 860,242 available properties at launch, compared with 678,002 identified on Rightmove during an audit carried out on 21 September.
Unlike a conventional portal, MyPorta indexes properties advertised on estate and letting agents’ own websites, while also allowing agents to upload listings or connect their property feeds directly.

The launch introduces another challenger to the property portal market, combining web-style property indexing with an AI-powered search system that allows buyers and tenants to describe what they are looking for using natural language.

INVENTORY CHALLENGE

MyPorta says its comparison covers available sales and lettings properties and excludes those marked Sold STC, Under Offer, Sale Agreed and Let Agreed.

It acknowledges Rightmove’s broader searchable total is larger when properties with an agreed status are included.

MyPorta records 165,732 available properties in London compared with 86,780 on Rightmove, while across England outside London the respective figures are 597,391 and 542,556.

The company also identifies 52,359 properties in Scotland against 20,063 on Rightmove and 29,860 in Wales compared with 28,500.

Mal McCallion (main picture, inset), CEO of MyPorta, says: “People do not care which database their dream home sits in. They care whether they can find it.

“The reason agents were told they could never leave the old portal model was inventory. That argument has just disappeared.”

AI SEARCH

Properties indexed from agents’ websites are attributed to the marketing agent and direct users back to the firm’s own website.

Agents can also connect directly through uploads, BLM files or CRM feeds, providing additional information which MyPorta says enables its AI search technology to produce more detailed matches.

Users can describe requirements including commuting time, outside space, schools, broadband, character, accessibility and home-working space, with properties receiving a personalised compatibility score out of 100.

McCallion says: “On an old-style portal, the first property you see can be there because somebody paid to put it there. On MyPorta, the homes rise because they fit what you told us matters. Nobody can buy a 95 out of 100.”

FREE FOR AGENTS

MyPorta says agents will not be charged to list properties and it intends to return a share of revenues generated around the home-moving process to participating businesses.

Estate and letting agents are among its investors, with the company also making a limited number of shares available to agents wanting to invest.

McCallion adds: “Agents win the instructions, visit the homes, take the photographs, write the details, negotiate the offers and hold moves together.

“The next national platform is making those businesses more visible, more capable and better rewarded — and we’re never going to send them a bill.”

MyPorta is operated by AI Property Intelligence Ltd, whose team includes people with previous proptech experience involving the launches of Primelocation and Zoopla.
