London Marathon route exposes £1.4m property price gap

Property values along the London Marathon route vary by almost £1.4m, underlining the stark contrasts within the capital’s housing market.

Analysis from Foxtons shows that the average sold price near the starting line in Blackheath (SE3) stands at £550,000, while homes close to the finish line in SW1A average £1.9m.
The data, based on Land Registry sold prices, highlights how the 26.2-mile course cuts across 15 different London postcodes, each with sharply different price points.

The most affordable locations along the route are found earlier in the race. Deptford (SE8), around miles seven and eight, has the lowest average sold price at £409,000, followed by Woolwich (SE18) at £425,000.

BIG VARIATIONS

Further along the course, Shadwell (E1), which features at mile markers 13 and 22, ranks as the third most affordable area, with average prices of £470,000.

At the opposite end of the spectrum, the finish line on The Mall (SW1A) commands the highest values, with average sold prices hitting £1.9m over the last year – £388,000 higher than a year earlier.

The figures highlight the breadth of London’s housing market, with significant variation over relatively short distances.
