Conveyancer rankings launch as Government steps back from publishing performance data

A consumer-facing guide identifying the highest-performing residential conveyancers in England and Wales has launched ahead of the Best Conveyancer Guide Awards 2027.

The guide assesses more than 3,900 conveyancing firms using transaction and Land Registry data, with approximately 10% receiving a published gold or silver rating.
Its launch follows the Government’s home buying and selling reform roadmap, which identifies limited consumer visibility of professional performance as a weakness in the current transaction process.

However, the Government has decided not to proceed with its own proposal to publish information about property professionals’ services, citing concerns about administrative burdens, verification and “perverse incentives”. Its reform roadmap instead proposes an industry charter covering transparency, professional standards and accountability.

The Best Conveyancer Guide is produced by Leaders.inc, with analysis conducted by TwentyConvey. The awards are sponsored by LMS and will be presented at EA Masters on 3 November.

Firms do not apply or pay to be assessed. Performance is analysed using four measures: time to complete, speed of post-completion submissions, Land Registry requisitions and changes in market share.

Allowances are made for firms completing higher proportions of leasehold and new-build transactions.

The strongest performers are divided into gold and silver categories, with overall awards also presented across four business-size bands. Basic inclusion is free, although firms must purchase a commercial licence if they want to use the award branding in their marketing.

Joanna Knight OBE (main picture), CEO of Leaders.inc, says: “The insight from the data helps conveyancing firms understand their competitive position and where they sit in a pecking order geographically, so they can improve their performance and see how they compare to other law firms.

“Our awards data shows that some conveyancing firms are already implementing the measures the Government is recommending in its official roadmap, such as early adoption of smart technology and digital onboarding, and working with their estate agency partners to improve the customer journey.”
