£8m Cowbridge portfolio hits market

A residential-led property portfolio in Cowbridge has been placed on the market for offers above £8 million.

The collection has been assembled by its private owner over several decades and includes houses, apartments and offices across the Vale of Glamorgan town.
Knight Frank and Watts & Morgan have been appointed as joint agents, with the assets offered as a single portfolio.

However, the owner may consider individual property sales on a case-by-case basis.

PORTFOLIO 98% LET

The portfolio includes seven houses, 14 apartments and four offices and is currently 98% occupied.

Cowbridge is located around 12 miles west of Cardiff and was named the best place to live in Wales by The Sunday Times earlier this year.

Land Registry figures put its average sale price at just over £518,000, the highest of any postcode area in Wales.

The agents say the town’s limited supply of rental homes continues to fall short of tenant demand, strengthening the investment case for the portfolio.

Tom Griffiths, Associate Partner for Capital Markets at Knight Frank, says: “This is a really exciting and genuinely unique opportunity to own a portfolio of properties in one of Wales’s most sought-after market towns.

“On top of the residential dwellings being in one of the country’s most affluent areas with an attractive supply-demand dynamic, the commercial properties are well let, occupied by longstanding tenants, and located in areas popular with office occupiers.”

SCOPE TO ADD VALUE

Griffiths says a buyer could add value through active asset management or by selling parts of the portfolio separately.

He expects interest from private investors in Wales as well as members of the Welsh diaspora elsewhere in the UK and overseas.

Richard Morgan of Watts & Morgan says: “Cowbridge’s rental market has been remarkably resilient in recent years. Demand continues to outstrip supply, particularly for well-presented family homes and modern town-centre apartments.

“We’re seeing properties let within days, often with multiple applications, and landlords who invest in upgrades – from insulation to contemporary kitchens – are achieving strong rents and long-term tenancies.”
