Zoopla is launching a major new marketing campaign on Christmas Day aimed at helping estate agents secure a strong start to 2026 with the platform forecasting a bigger-than-usual Boxing Day bounce in home-moving activity.
The property portal said pent-up demand from movers who delayed decisions ahead of the Budget is expected to feed into increased buyer and seller activity as the festive period ends.
With the removal of the threat of additional property taxes, Zoopla believes confidence will return quickly at the start of 2026, providing a timely boost to market momentum.
Sellers in southern England are expected to benefit most, reflecting the higher proportion of homes valued above £500,000.
JUST ASK ZOOPLA
The multi-channel, multi-million-pound campaign will launch on Christmas Day and is forecast to reach four in five UK adults.
It marks the return of Zoopla’s “Just ask Zoopla” advertising, which the portal says has been its most successful campaign for generating high-intent valuation leads for agents.
The campaign features the Nana’s Cottage and Kid’s Party (main picture) adverts, using home-valuation curiosity to encourage homeowners to request valuations through Zoopla and its agent partners.
HIGH-IMPACT CHANNELS
Advertising will run across a wide range of high-impact channels, including Netflix, YouTube and prime-time festive TV slots such as The Masked Singer Christmas special, Channel 4 Christmas movies and Premier League football coverage.
The launch also signals the start of Zoopla’s national and local marketing activity for 2026, with ongoing investment planned throughout the year to deliver sustained returns for agent customers.

As part of the initiative, Zoopla will also reinstate its ‘Find Agent’ directory to the main navigation bar of its website.
Accessible from every page, the directory is designed to make it easier for consumers to discover and select local estate agents, with the aim of improving lead conversion for Zoopla customers.
