Zoopla delivers 19% uplift in valuation lead quality in Q1 as portal doubles down on serious sellers

Zoopla has reported a significant uplift in lead quality for estate agents in the first quarter of 2025, with valuation leads up 19% year-on-year.

The property portal attributes the improvement to its sustained focus on lead intent, with a notable increase in prospective sellers indicating they plan to move within the next three months.
The data signals a strong start to the year for agents using Zoopla, with the platform delivering not just volume but increasingly motivated vendor leads.

Supporting the uplift is Zoopla’s ongoing brand strength in the valuations space.

PREFERRED PORTAL

A recent YouGov survey of 2,000 nationally representative UK adults found that 61% of consumers identify Zoopla as their preferred portal for property valuations—significantly ahead of Rightmove (54%) and OnTheMarket (5%).

Zoopla’s Q1 performance comes on the back of its latest national marketing campaign launched earlier this month.

The campaign has placed valuation messaging front and centre, reinforcing the portal’s focus on connecting agents with homeowners ready to take the next step.

PRODUCT EXPERIENCE

The portal also continues to enhance its core product experience, particularly around user engagement and conversion. Signed-in sessions on the platform have reached an all-time high, with consumers increasingly opting to log in and personalise their property journey.

Alert creation for both sales and lettings is also up significantly – 16% and 19% respectively – driving real-time notifications that keep active movers closely engaged with the market.

Looking ahead to Q2, Zoopla is preparing a further suite of product enhancements designed to deepen agent access to its high-intent homeowner audience. This includes new functionality within MyHome, the portal’s personalised homeowner hub, which will be enriched with additional property insights and call-to-action features designed to convert passive browsers into active sellers.
