Wates wins consent for 45 homes in Small Dole

Horsham District Council has granted planning permission to Wates Developments for up to 45 new homes in Small Dole, West Sussex.

More than 70% of the site will be dedicated to public open space, including micro allotments, a foraging trail and a circular walking route.
The scheme also includes two new play areas, which will be accessible to both new and existing residents.

At least 35% of the homes will be delivered as affordable housing, available through either affordable rent or shared ownership.

NET ZERO READY

All homes will be net zero ready, with photovoltaic panels installed on all feasible roof spaces and electric vehicle charging points provided as standard.

The development will also deliver a significant Biodiversity Net Gain, with increases of 24.89% for habitats and 10.62% for watercourses.

Earlier this year, Wates launched Wates Wildscape, a new business focused on delivering biodiversity habitat sites across the UK.

The initiative is designed to support developments that are unable to meet their Biodiversity Net Gain planning requirements on site.
