The latest market analysis by estate agent comparison site GetAgent.co.uk reveals the UK’s hottest property markets in 2024.
Scotland, the South East, and the North West lead the charge as the most active regions for home sales this year.
GetAgent examined the latest government data on property transactions completed across the UK in 2024.
Regionally, Scotland emerges as the frontrunner, with 54,428 transactions – an impressive 15% of the national total.

The South East follows closely, accounting for 14%, while the North West rounds out the top three with 11% of all transactions.
At the other end of the spectrum, Northern Ireland’s 12,215 completed sales account for just 3.4% of the national total, reflecting its quieter property market.
LOCAL HOTSPOTS
Despite Northern Ireland’s overall figures, Belfast claims the top spot as the UK’s busiest local authority for home sales, with 7,333 transactions so far in 2024. Edinburgh and Glasgow follow, ranking second and third, respectively.
In England, Leeds leads the pack with 3,994 homes sold, trailed by Birmingham at 3,864. Meanwhile, Cardiff takes the crown in Wales, with 1,826 completed transactions.
INCRSEASING POSITIVITY

Colby Short, Co-founder and Chief Executive of GetAgent.co.uk, says: “It’s been a year of increasing positivity for the UK property market however the nation’s estate agents have still had to traverse an increasingly tricky landscape, as buyers continued to contend with affordability constraints caused by higher mortgage rates.
“Despite this, the general consensus amongst agents is that they are on course to complete on a similar level of sales as we’ve seen in previous years, with Q4 set to be an incredibly busy one now that another stamp duty deadline is in place.
“As a result, we expect 2025 to begin with a flurry of market activity, however, it remains to be seen as to whether this pace will last once stamp duty relief thresholds are removed in April of next year.”
