The South West is set to benefit from a significant increase in downsizer housing options in 2025, according to new research from over-50s property specialists Regency Living.
This follows a year of dwindling stock availability, with demand from downsizers driving a marked decline in one of the sector’s most sought-after property types.
The latest data reveals that in Q4 2024, the total number of park homes available across England stood at 5,455, a reduction of -2.2% since the start of the year.
On a regional level, six out of nine English regions experienced a drop in availability, with the North East hit hardest by a staggering -20.9% decline.
AVIALABILITY DIP
Even traditionally popular areas like the South East and South West saw availability dip by -2.8% and -0.7%, respectively.
Tim Simmons, Sales and Marketing Director at Regency Living, says: “Park homes are gaining traction due to several advantages. Buyers benefit from the absence of stamp duty, a significant saving as rates increase in April.
“Their affordability also makes them an attractive option for downsizers, particularly amid soaring mortgage rates.”
LOWER ENERGY BILLS
Additional benefits of park homes include lower energy bills, enhanced safety and security, and the appeal of a built-in community—factors that resonate strongly with the downsizer demographic.
But Simmons adds: “However, this high demand has squeezed availability, leaving some buyers struggling to secure a plot.”
Looking ahead, 2025 promises relief for prospective buyers, with new park home sites slated to boost stock levels across the country.
The South West, in particular, is expected to see a surge in availability, providing much-needed opportunities for downsizers seeking affordable and lifestyle-friendly housing options.
